What if the tenant tears up my house?

Good question. Our objective is not to find a tenant, but rather a Purchaser who will eventually own your house. Damages are rarely a problem.  In fact, we find that purchasers who have "owner" mentality  have made improvements. However, should anything happen, our company contract states we will repair it at our expense.

When will you sell my house?

We cannot give you an exact date.  It will be up to the resident/purchaser to make that decision within the time frame that they have.  We can tell you that we don't get paid until they buy, so obviously, we will be helping them to do so quickly!  In the meantime, your payments will be made every month, even if the house is vacant, which will relieve you of the financial burden while your house is being sold. You also keep the TAX benefits.

How do I know I can trust you?

We are Real Estate Investors in the business of buying, selling and leasing homes. Our reputation is very important to our business and we will gladly give you testimonials of other people we have dealt with.

How do I know you'll make my mortgage payments?

We pay your bank directly or use Internet Banking.  If we don't pay, the bank will notify you. You can contact them to verify that they have received the payment. We will post you any documents concerning the property.

What if I need a new mortgage and my old house has not sold yet?
Most lenders allow a 75% credit for the lease payments on the old house towards your new borrowing ratio.

Why don't I just keep listing my house with a Real Estate Agent?

That certainly is a good option, but obviously an Agent will NOT pay your Rent for you while they are marketing your house. They also will NOT take care of any maintenance and repairs.


What's the difference between just renting my house out and you lease purchasing my house?

There is a huge difference!  We are dealing with prospective PURCHASERS not tenants. With a lease purchase, we require that the resident/purchaser put up a non-refundable deposit that is to be applied toward the purchase of the property!  The deposit also serves as an "insurance policy" against non-performance as well as damage to the property.  And because of the amount of the "deposit", it pretty much assures us that they are serious purchasers, not just renters. They must have "owner" not tenant mentality to qualify for your home. This makes a big difference as to how they treat your home. They have a lot to lose if they abuse their opportunity.

What if something happens and the purchasers do not buy my house?

This rarely happens as the new purchasers stand to lose a great opportunity, all their work and the money
They have put in. But if it did happen, we find new purchasers. In the meantime your house has improved
and you  have had the tax benefits and all the payments and repairs and maintenance being taken care of.


How can you or your program help me sell my house?

We are real estate investors who know what homeowners go through when they try to sell their homes.  You may be in the "thinking about it" stage of selling.  Maybe you've already tried listing your house with an agent... maybe you haven't decided and you're not ready to do that yet. If your house is already listed with a Real Estate Company and they have introduced you to our program, you will still need to pay their commission.  We have several ways to help you with this.
